Why does a patio slab keep sinking back down after every rain? Usually it's not the slab. It's the soil underneath moving with every wet-dry swing, especially on lots near Little Elm's lake-adjacent areas where moisture changes hit harder.

Little Elm Concrete Lifting levels both patio slabs and porch slabs, and checks drainage while we're at it. A slab that keeps re-sinking after storms often has a slope problem pushing water right where it shouldn't go.

FAQs

Patio and Porch Repair FAQs

Why does my patio slab keep re-sinking after rain?

It's usually a soil issue, not a slab issue. Clay-heavy soil swells when wet and shrinks when it dries, and that repeated movement can undercut a slab over and over. Lifting fixes the current position, but if it's happened more than once we'll usually recommend soil stabilization too.

Can a DIY foam kit fix repeat sinking?

Not reliably. A DIY kit can lift the slab once, but it won't address the moving soil underneath. If the ground keeps shifting, the slab sinks again regardless of what filled the void the first time.

How much does patio leveling typically cost?

It depends on square footage and how deep the void is. Small sections run less than a full backyard patio. A [free estimate](/contact) gets you an actual number.

Do you fix porch slabs that have pulled away from the house?

That's a common call. We lift the porch section and close the gap at the transition so it sits flush with the house slab again.

Is a permit needed for patio or porch leveling?

Almost never for private residential patios and porches, since the work stays within your existing slab footprint. Confirm with the city if your porch touches a public walkway.
